Cancelation Policy

We fully understand that sometimes you cannot foresee a problem and a booking has to be cancelled at the last minute. We will do everything we can to ease the pain in such an instance and often do not stand rigidly by this policy depending upon the circumstances of the situation.

But nevertheless here is our official rules on any booking being cancelled and the refund options.

If any booking is cancelled 22 days or more before the first day of arrival then the entire refund of the booking is due. bearing in mind we take a 50% deposit . IE the 50% deposit taken by card will be refunded in full to the same card.

If any booking is cancelled between 15 days and 21 days before the first day of arrival then a £15 administration fee will be taken to cover re-advertising and potential loss. So the 50% deposit paid will be refunded  having had £15 deducted from it.

If any booking is cancelled between 8 days and 14 days before the first day of arrival then a £30 administration fee will be taken to cover re-advertising and potential loss. So the 50% deposit paid will be refunded having had £30 deducted from it.

If any booking is cancelled between 7 days and 48 hours before the first day of arrival ( 2pm ) then you would be liable to pay the first nights stay price to cover re-advertising and potential loss. So the 50% deposit paid will be refunded having had the cost of the first nights stay deducted, in examples where the stay was a two night stay obviously the entire deposit would be lost.

after 2pm , 48 hours before the day of arrival any booking cancelled will lose the deposit in its entirety and also be subject to us seeking to recover the full cost of the stay. IE although only a 50% deposit was taken we would seek to recover the full cost of the stay. On bookings of 6 days or more only the 50% deposit would be lost in these circumstances and no pursuit of the full booking rates would be made.

Despite these complex terms above the reality will be that if we can re-let the room for all or some of the cancelled period we will look as favourably on each situation as we can as we are not here to make a quick buck from other peoples mis-fortune, and only where we lose out will we seek to be compensated.
